First Home Buyers

Home Loan Options for First Home Buyers Nationwide

Helping First Home Buyers Get Into the Market

Buying your first home is one of the biggest financial decisions you will ever make. At CBV Capital, we have been helping clients across Australia for over 16 years, and we understand that first home buyers often have more questions than answers. From understanding your first home buyer eligibility to working out your first home buyer budget, we are here to help you make sense of it all.

Understanding Your Home Loan Options

As a first home buyer, you have access to a range of home loan options that may not be available to other borrowers. These include low deposit options such as the Australian Government's 5% Deposit Scheme, which allows eligible first home buyers to purchase a property with as little as a 5% deposit without paying Lenders Mortgage Insurance (LMI). Single parents or legal guardians may be eligible to purchase with just a 2% deposit under the same scheme. There are no income caps and no annual place limits under this scheme, which has been operative since 1 October 2025.

Another federal option is Help to Buy, available from 5 December 2025, where the Australian Government contributes up to 40% of the purchase price for a new home or up to 30% for an existing home. This scheme has income limits of $100,000 for individuals and $160,000 for joint applicants or single parents. It cannot be combined with the 5% Deposit Scheme, but it can generally be used alongside applicable state grants and stamp duty concessions.

The First Home Super Saver Scheme (FHSS) is another option worth knowing about. It allows first home buyers to make voluntary contributions into their superannuation fund and later release up to $50,000 of eligible amounts toward a home deposit, with a maximum of $15,000 from any single financial year. Concessional contributions are taxed at 15% rather than at your marginal income tax rate, which can make saving for a deposit more efficient. Buyers generally need to obtain a determination from the Australian Taxation Office before signing a purchase contract.

First Home Buyer Grants and Stamp Duty Concessions

First home owner grants (FHOG) and first home buyer stamp duty concessions vary significantly depending on which state or territory you are purchasing in. CBV Capital is based in Adelaide and works with clients nationwide, so we are across the rules in every jurisdiction.

In South Australia, eligible first home buyers can access a $15,000 FHOG on new homes with no property price cap for contracts entered into on or after 6 June 2024. Stamp duty relief is also available on new homes and vacant land with no property value cap under the same conditions. Buyers must reside in the home as their principal place of residence for at least six continuous months commencing within 12 months of settlement.

In New South Wales, the FHOG is $10,000 for new builds only, and first home buyers can access a full transfer duty exemption on properties valued up to $800,000, with a sliding concession on properties between $800,001 and $1,000,000. In Victoria, the FHOG is $10,000 for new homes valued up to $750,000, and a full stamp duty exemption applies on properties valued up to $600,000. Queensland offers a $15,000 FHOG for new homes valued under $750,000 for contracts signed from 1 July 2026, along with first home concessions on both new and established homes. In Western Australia, the FHOG is $10,000 for new homes, with a value cap of $800,000 for properties south of the 26th parallel. The Northern Territory stands out with a $50,000 HomeGrown Territory Grant for eligible buyers of new homes under contracts signed between 1 October 2024 and 30 September 2027. In the ACT, first home buyers are fully exempt from conveyance duty from 1 July 2026 regardless of property value or household income.

These grants and concessions can generally be used alongside the Australian Government 5% Deposit Scheme, which means first home buyers may be able to combine multiple forms of support to reduce upfront costs.

Loan Features to Consider

When comparing home loan products, first home buyers should think carefully about loan features beyond just the interest rate. A variable interest rate gives you flexibility and the ability to make extra repayments, while a fixed interest rate locks in your repayments for a set period, which can help with budgeting. Some lenders offer split loan structures that combine both. An offset account can help reduce the interest you pay over time by offsetting your loan balance with funds held in a linked account. A redraw facility allows you to access any extra repayments you have made, which can be useful for unexpected expenses.

Interest rate discounts may also be available depending on the lender, your deposit size, and your overall financial profile. CBV Capital works with a broad panel of lenders to identify which products may suit your circumstances, including options for first home buyers who are self-employed. If you run your own business, your income documentation may look different from a standard PAYG employee, and we have 16 years of experience working through those situations with lenders.

Pre-Approval and the First Home Loan Application

Obtaining pre-approval before you start making offers can give you a clearer picture of your borrowing position. A first home loan application involves providing details about your income, expenses, assets, and liabilities. CBV Capital can help you understand what lenders are looking for and how to present your application in the strongest possible way. Whether you are considering a 5% deposit, a 10% deposit, or using a gift deposit from a family member, different lenders have different policies, and we can help you understand your options.

A first home buyer checklist typically includes confirming your first home buyer eligibility for applicable grants and schemes, understanding your borrowing capacity, reviewing your first home buyer budget, and checking the property price caps that apply in your state or territory. For buyers considering the Regional First Home Buyer Guarantee or other location-specific programs, postcode classifications can affect which caps and schemes apply, so it is important to verify the details before proceeding.

CBV Capital is committed to helping first home buyers across Australia understand their options and access the right support. Speak with our team to find out how we can assist you with your first home loan.

Jasper was an outstanding mortgage broker and I highly recommend him. As a first home buyer, I had no idea where to start, but Jasper guided me through the entire process from beginning to end. He was always available to answer my questions, no matter how small or silly they seemed, and took the time to explain everything clearly. The property process moved very quickly at times, and Jasper was always proactive, responsive, and on top of everything. Buying my first home felt much less stressful thanks to his support, knowledge, and professionalism. Your Questions Answered

Why should I use a finance broker instead of going directly to my bank?

When you go directly to a bank, you only see what that one lender has to offer. A finance broker like CBV Capital has access to a panel of lenders, which means we can look at a wider range of options on your behalf. We understand how different lenders assess applications, what they look for, and which ones may be more suited to your particular circumstances. This can save you a significant amount of time and effort. Beyond that, we are here to support you through the entire process, answer your questions, and make sure you understand what you are signing up for. It is about having someone in your corner.

What types of finance can CBV Capital help me with?

CBV Capital works across a broad range of finance types. This includes home loans for owner-occupiers and investors, commercial property finance, business loans, equipment and asset finance, vehicle finance, and more. We work with both individuals and businesses, so whether you are buying your first home, expanding your business, or purchasing new equipment, we can look at your options. Each situation is different, and we take the time to understand yours before recommending a path forward. If you are unsure whether your finance need falls within our scope, just give us a call and we will let you know how we can help.

Is CBV Capital a licensed finance broker?

Yes. CBV Capital operates under an Australian Credit Licence, which means we are authorised to provide credit assistance in accordance with the requirements set out under Australian law. We are committed to acting in your interests and meeting our obligations under the National Consumer Credit Protection Act. This includes being transparent about how we are paid, ensuring any loan we recommend is not unsuitable for your situation, and providing you with the documentation you are entitled to throughout the process. You can have confidence that when you work with CBV Capital, you are dealing with a professional and compliant finance business.

What does a finance broker actually do?

A finance broker acts as the link between you and a range of lenders. Rather than you spending hours researching loan products and dealing with banks directly, a broker does that work on your behalf. At CBV Capital, we assess your situation, understand what you are trying to achieve, and then approach lenders who may be suited to your needs. We handle the paperwork, manage the communication, and guide you through each step of the process. Whether you are looking at a home loan, a business loan, or asset finance, having a broker in your corner means you have someone working for you, not for the bank.

How do I get started with CBV Capital?

Getting started is straightforward. You can reach out to us by phone, email, or through our website to book an initial conversation. There is no obligation involved in that first chat. We will take the time to listen to what you are looking to achieve, ask a few questions about your situation, and give you an honest overview of how we may be able to help. From there, if you are happy to proceed, we will outline the next steps and get the process underway. Whether you are ready to move now or just starting to think about your options, we are happy to have a conversation at whatever stage you are at.

What information will I need to provide when applying for finance?

The information required will depend on the type of finance you are applying for, but generally speaking, lenders want to understand your income, your expenses, your assets, and your liabilities. For individuals, this might include recent payslips, tax returns, bank statements, and identification documents. For businesses, lenders may also ask for financial statements, business activity statements, and details about the business itself. At CBV Capital, we will walk you through exactly what is needed for your specific situation. We want to make sure your application is as complete and well-prepared as possible before it goes to a lender, which helps avoid back-and-forth delays.

How long does the finance application process take?

The timeframe can vary depending on the type of finance you are applying for, the lender involved, and how quickly we can gather the required information from you. Some applications move through relatively quickly, while others, particularly for complex commercial or business lending, may take longer. At CBV Capital, we work to keep things moving as efficiently as possible and will keep you informed throughout the process. We will let you know upfront what documents and information we need from you so we can avoid unnecessary delays. Our goal is to make the process as smooth as possible from start to finish.

Is CBV Capital able to help clients outside of Adelaide?

Absolutely. While CBV Capital is based in Adelaide, we work with clients right across Australia. Thanks to phone, email, and video calls, geography is no barrier to getting quality finance support. We have helped clients in major cities, regional towns, and rural areas secure the finance they need. Whether you are in Sydney, Perth, Darwin, or a small town in Queensland, our team is ready to work with you. We make the process as straightforward as possible regardless of where you are located, so do not hesitate to get in touch no matter where you call home.

How does CBV Capital get paid?

In most cases, CBV Capital is paid a commission by the lender when a loan is settled. This means that in many situations, you do not pay us directly for our broking services. We are required by law to be transparent about how we are paid, and we will always disclose our remuneration to you clearly before you proceed. It is important to us that you understand exactly how the process works and feel confident in the advice and support you receive. If there are any situations where a fee may apply, we will discuss that with you upfront so there are no surprises along the way.

Can CBV Capital help if I have had credit issues in the past?

Having a less-than-perfect credit history does not automatically mean you cannot access finance. There are lenders who specialise in working with people who have had credit challenges in the past, and CBV Capital has experience working across a range of credit situations. We will take the time to understand your history and your current circumstances before exploring what options may be available to you. We will always be honest with you about what we find and what is realistic. It is important to us that you have a clear picture of where you stand so you can make informed decisions about your next steps.
